Picture of the Week - "Under Wraps"

Is this some scientific experiment gone horribly wrong?  Are these trapped alien life forms being kept "under wraps"?

On a closer look they might just be corn plants.  The Chilliwack and Agassiz area is famous for its sweet tasting corn and prices are never higher than at the beginning of the picking season.  To encourage growth the young plants are started under plastic which provides a mini greenhouse effect.

Rosedale BC Place Name Origin



A reader asked me to look into the origin of the place name Rosedale.  Rosedale BC is small community located north of the CN railway along Yale Road some 14 kilometers east of Chilliwack.  This is some research I received from Shannon Anderson at the Chilliwack Museum and Archives.  There are two possible explanations for the origin of the name Rosedale, she writes:


1.  David Greyell chose Rosedale since he came from a community with a similar name in Ontario.  Greyell,    an early landowner, was the person who first laid out the village into lots.


I prefer the second explanation:

2.  The more popular story centres around Mrs. Eliza Nevin.  Mrs. Nevin was well-known for her love of flowers and the environment.  At the turn of the century and before, wild roses grew in abundance along every roadside and creekbank and in pasture fields.  The story credits Mrs. Nevin for naming the Village after this beautiful fragrant shrub. 

I decided that I needed to go out and see if I could find these rose bushes and happily I can say that they are easily located this time of year and have a wonderful aroma.

What’s known for certain is that by 1894 the name Rosedale became official with the opening of the Rosedale post office.

Luckakuck Road Chilliwack - What does it mean?

Living in Chilliwack BC you come across some very interesting words and place names unique to the area.  One of my favourites is "Luckakuck" but what does it mean?


If you have spent any time in Chilliwack BC you will have traveled on Luckakuck Way along it are some of Chilliwack's finest shops, restaurants and a host of other service providers.  LUCK A KUCK you have to say it aloud to appreciate how uniquely wonderful sounds. Like many words from the Halkomelem language of the local First Nation people it rolls off the tongue in a nice way like saltchuck, skookum, chinook and sasquatch.  Words that enrich our language, sense of place and Chilliwack BC identity.

Oliver N. Wells in the book "Edenbank The History of a Canadian Pioneer Farm" recounts a humorous story about the word Luckakuck:

These streams descended over low falls into the koh-KWAH-puhl (Co-coep-ul), merging to become a single large stream with high banks.  Lying across the stream was a huge but slippery cottonwood log - a natural bridge on the trail.  Walking across this log required great skill and dexterity, as if one were walking a greased pole.  Allen never did decide whether luhk-ah-kuhk (Luckakuck), meaning "to straddle" in Halkomelem, referred to the log straddling the stream or to an unfortunate traveller straddling the slippery log!

So there you have it "Luckakuck" means "to straddle" a great word bridging the cultures.

Chilliwack's Airport Coffee Shop




Chilliwack’s "unique signature" comes in part from the many fine businesses that take a chance, set up shop, employ people, create an identity and otherwise call it home - this post is about of one of them.

The Airport Coffee Shop is located at 46244 Airport Road at the local municipal airport. Often after showing real estate property listings in Chilliwack I take my clients to this restaurant, with its checkerboard green and white tiled floor, its simple tables and chairs, for a chance to talk about the day and enjoy that Canadian treat of treats - pie.

What a selection! Anywhere from 11 to 30 different fruit pies are baked each morning.  All without preservatives! Then there are the 6 types of cheesecakes, and that kid favourite "Mud" pie (okay, I'll admit it, I don't mind a slice either). They also make their own soup, baking powder biscuits, stews, salad dressings, coleslaw, muffins .....
 


10 Reasons to Visit the Airport Coffee Shop

1.    Nostalgia - it reminds me of all the Mom and Pop restaurants that use to dot the Canadian landscape in the days before the big franchises took over; when home cooking was still practiced and the norm.  In this regard it also brings back fond memories of meals my mother made - so here I am talking about Comfort Food!
2.    How many restaurants have an interesting view - this one has planes, helicopters all taking off and landing against the beautiful backdrop of the Mount Cheam ridge.




3.    You are guaranteed a friendly greeting, in fact, you might get more than one, make that likely, but, the end result is that you will leave feeling better about life than when you went in.
4.    The "I Fly for Pie" is a great slogan which refers to a rite of passage that many flight instructors have when it is time for their students to fly "solo".  The rite involves bringing the flight instructor back proof of a successful flight - a slice of Chilliwack's best.


5.    They refill your coffee cup for free.
6.    They open early at 7 am and have a $5.40 breakfast special featuring their own hash browns!
7.    On your birthday you get a free piece of fruit pie!  How many restaurants show such customer appreciation?  Not many.
8.    Unlike some restaurants that seem to have a revolving door on waitresses here you find a stable staff that you can get to know and one that will recognize you after a time.
9.    They have an outdoor deck which is open when the weather suits.
10.   Okay this is a little twisted but it is kind of fun to ask them when ordering food "what type of pies do you have"?


The Airport Coffee Shop is open from 7 am to 7 pm - 7 days a week - give yourself a treat.

The restaurant has been in business for 30 years and currently is owned and run by three sisters of the Good family, Judi, Jacqueline and Tracey.  Thanks for showing me around - best of luck!

Real Estate Analysis and Review - Chilliwack April 2010

SINGLE FAMILY HOUSING


A review and analysis of the Chilliwack single family detached real estate housing market found a 148 sales in April 2010 a nice improvement over the 134 sales in March the month before.  In contrast to the pathetic 115 transactions in April of 2009 Chilliwack's current market looks pretty stellar but is it?  The 10 year (2001 - 2010) average for number of sales in the month of April is 168 so despite this month's improvement it is clear the Chilliwack real estate market still has a ways to go before we can say that it has fully recovered.

The average price for a Chilliwack single family detached house is steady up only $1,000 over the March 2010 average. Should any sort of victory be claimed by an average price that has increased in the span of a year from $311,000 to $367,000?  I think not, the world this time a year ago was a very different place and not a normal market.

A surge of listings this month has brought Chilliwack* inventories up from 928 a month ago to 1099 at the time of this writing. This surge pushes the market from "Balanced" into "Buyer's" market territory providing purchasers with lots of houses to pick and choose from, and, it will help to dampen any further upward pressures on house prices. 

There are still concerns with a looming HST implementation and the newly implemented Federal lending requirements both measures which will tend to cool off a real estate market.  As this report suggests the Chilliwack real estate housing market is still struggling and these policies are poorly timed.

Median Price of Active Chilliwack* Single Family Detached Real Estate Listings: May 1, 2010 - $369,900

With respect to the Fraser Valley market (Abbotsford to Delta) the average sale price of 1006 purchases of single family houses in April 2010 was $564,000 a difference of $197,000 from the Chilliwack average and up $3,000 from March 2010.

To put that huge value difference into a monthly mortgage equivalent, another $1,290 after tax dollars is needed to purchase the average priced Fraser Valley house west of Chilliwack at a 6.25%, 5 year bank posted interest rate based on a 25 year mortgage amortization.  If you consider the expense of annual property taxes, as reported in this blog earlier this month, making a move to Chilliwack* looks even sweeter.

Thinking of relocating your business perhaps the Chilliwack, Agassiz/Kent, Harrison Hot Springs area is better suited to the wages of your employees?

Median Price of Active Chilliwack* Strata Real Estate Listings: May 1, 2010 - $219,900

The Chilliwack* Strata (apartments, townhouses etc) housing market has seen a healthy pickup in sales this past month and prices have followed suit up to an average sale price of $228,000 from $221,000 a month ago.  The 10 year number of sales average for the month of April is 80, so, the 84 sales reported suggests a better than average market.  Still the Chilliwack strata condo market remains in BUYER market territory with a sale to listing ration of 15.8%.

Real estate is becoming increasingly complex and the services of a local real estate agent with knowledge and expertise is a resource that is needed to navigate through these complexities. Choose wisely but work with a Realtor™.


*    The analysis above is based on my interpretation of information provided by the Chilliwack and District Real Estate Board and does not take into account private sales.  The term "Chilliwack" is used here quite loosely to refer to an area serviced by the Chilliwack and District Real Estate Board which includes communities such as Chilliwack, Agassiz, Harrison Hot Springs, Hope, Yale and Boston Bar.
