International Day of Happiness - Free Public Skate

Today, while the Chilliwack, Agassiz and Harrison Hot Springs communities celebrate the first day of spring the world will be also embracing the first ever United Nations declared "International Day of Happiness".  The ambition of the United Nations is to acknowledge that "The pursuit of happiness is a fundamental human goal". The idea is to start governments thinking about how they can encourage the well-being of their citizens rather than focusing solely on the economic prosperity of the country.

Happiness can be a simple or complex as you would like it to be.  It is after all a state of being but how does one arrive there?

Those looking for complexities like to start with a definition and then they grind each word to fit. You can probably tell I have been a part of such word-smithing exercises far too many times to expect to find much happiness there. Still, maybe, others delight in the task. I'll leave you to it. Oh sorry, there is a World Happiness Report with a world ranking system that includes Canada. Seems the work has been done - we can all be happy.

On a simpler side there is a lot that can be done from a smile or lending a helping hand to finding your bliss.  How will you celebrate Happiness day? Be happy.

Chilliwack* Real Estate Market Conditions and Sales Analysis - February 2013

Chilliwack's February 2013 real estate market had 78 unit sales of single family detached houses in the Chilliwack* real estate board area which includes the outlying communities of Agassiz, Harrison Hot Springs, Hope and parts of the Regional District.

While this was similar to the 77 sales in January and 5 more than in February 2012 it was nevertheless a disappointment as a regular strength February Chilliwack real estate market should see 114 unit sales. The 10-year market strength indicator went down to 68%. It is interesting to note that numbers last February also faltered making me wonder if a seasonal pattern is at work - with less market pressure perhaps people are not looking during our wet season or are away vacationing somewhere warm.
 
The median listing price of a Chilliwack* single family house has increased from $359,900 to $369,900 pricing that we saw through much of 2012. 
 
The lowest sale price in February is $26,500 and the highest $1,175,000.
 
The average selling price of a Chilliwack* single family detached house in February 2013 was $357,000  up from the $343,000 in December 2012.
The median sale price was $315,000 lower than the $329,500 of a month earlier.
The list to sale ratio of 10% is slightly weaker than the 11% in January 2013 but still reflects a Buyer's Market.
It is expected that the fall and winter Chilliwack* real estate markets will see a normal seasonal slowing. A competitive advantage for Buyers is present given a healthy inventory of 805 Chilliwack single family homes available as of March 1, 2013. Inventory levels increased by 8% in February and this trend will continue - giving Buyers plenty of choice.

The sale of Chilliwack* Strata Homes, apartments, townhouses also improved over the January numbers with 56 sales in February compared to 45 a month earlier.  Market strength which measures sales against a 10-year average decreased to 81% - what this means is that over the past 10 years there has been an average of 69 unit sales in February and that this February's 56 sales fell short of that target.

The lowest sale was $58,500 and the highest $205,000.


The average selling price of a Chilliwack* Strata Homes in February 2013 was $208,000 up from the January 2013  $203,000 average sale price.

The median sale price was $222,500 up from the $198,500 amount in January.

The list to sale ratio of  12.9 % was stronger as well; still a Buyer's sale advantage in townhouses and apartments in the Chilliwack* real estate market remains. Sellers should pay attention to their Realtor® recommendations and ask for market comparison updates on a bi-monthly basis.
