The Vedder River Rotary Trail, Chilliwack BC

A walk down the Vedder River Rotary Trail is a wonderful way to spend some living in Chilliwack. Located just south of the impressive Garrison Crossing residential development and University of the Fraser Valley campus this trail has been gaining popularity since it was opened with walkers, runners, bicyclists and equestrian enthusiasts.  The Vedder River is also one of the top fishing spots in the province.

Some 15.5 km in length (30 km return) the trail follows the north dyke of the Vedder Canal and was built in partnership with Rotary, Canadian Forces base Chilliwack and the City of Chilliwack.   A number of smaller pathways flank the trail; of special interest is the Great Blue Heron Reserve.

This walk is peaceful in a mindful way, the river and seasons change as do we on our own personal journeys.  A few moments along the trail are a wonderful way to recharge and regroup.

FACTS:

    • Volkert Vedder was an early 1870s settler that owned lands in the immediate vicinity
    • Go figure!  The river east of the Vedder Bridge is called the Chilliwack River to the west it is named the Vedder River.  Here's why  At one time the Chilliwack River flowed north through Sardis and Chilliwack to the Fraser River, close to where the bridge is today, but a log jam changed it course and its waters began to spill into the minor stream called Vedder Creek.
    • The Vedder canal was built in 1925 to help with the draining of Sumas Lake.

Parking can be found in a number of locations, next to the Vedder Bridge just off Vedder Road, Peach Road just off Keith Wilson Road, Lickman Road, and Sumas Prairie Road.

Harrison Hot Springs - Cooling Off

A criss cross of blues in the fading light of a perfect July evening highlight Harrison Lake shoreline features.  Living in the eastern Fraser Valley whether it is a community like Harrison Hot Springs, Agassiz or Chilliwack comes with the added benefit of being able to escape summer's heat with an evening swim in either Cultus or Harrison Lakes.  A great way to cool off and so close.

Harrison Festival of the Arts 2013

 Music on the Beach - De Temps Antan

The 35th annual Harrison Festival of the Arts is now underway in the Resort Municipality of Harrison Hot Springs running from the 6 - 14 of July. Under excellent blue skies the 2013 festival has been wowing people with Canadian and International music, dance, art and crafts in a beautiful setting against the serenity of Harrison Lake and the Cascade Mountains.

Last night I took in a rousing Latin dance party by Locarno in the Memorial Hall and this afternoon the De Temps Antan transported me to another place & time with some of Quebec's rich melodies and their joie de vivre.

Royal LePage Turns 100 Years Old!

Happy 100th birthday Royal LePage!

Royal LePage was founded on July 2, 1913 by a 26 year old Albert E. LePage in Toronto, Ontario. In 1984 a merger with Royal Trustco resulted in a change of name from A.E. LePage to a hybrid of the two companies, Royal LePage. Today with over 600 offices and 14,000 Realtors®, Royal LePage, is not only one of the oldest it is also one of the largest in Canada.  I wonder what Albert would think of that!

Chilliwack* Real Estate Market Conditions and Sales Analysis - June 2013

The Chilliwack* June 2013 real estate market had 137 sales of single family detached houses in the
the Chilliwack* real estate board area (CADREB) which includes the outlying communities of Agassiz, Harrison Hot Springs, Hope and parts of the Fraser Cascade Regional District. This was down somewhat from May's total 151 sales but more than the total of June 2012 when 123 properties were sold. When compared to the 10-year average this June had a 83% strength factor similar to that of a month ago. It bears pointing out though that when this year is compared to the previous decade the poorest 2 years of the 11 total are 2012 and 2013 - still the market appears to be slowly improving as discussed next.
A ten-year average for the month of June would suggest that the Chilliwack* single family detached housing market should get about 165 sales. June showed moderate activity with its 83% strength factor; February operated at about 68% of its 10-year average, March dropped to 60%, April was 77% , May 82% and now June is 83%. Favourable market conditions no doubt were factors in a return to strength.

The median listing price of a Chilliwack* single family house dropped slightly from $365,000 to $359,900. This has been a downward trend we have been following with prices up to $369,900 only 2 months ago.
A competitive advantage for Buyers is present given a healthy inventory of 994 Chilliwack* single family homes available as of July 2, 2013. Inventory levels decreased by 4% in June which was a surprise; still there is plenty of homes for Buyers to choose from.

The lowest sale price in June is $21,000 and the highest $1,550,000; an incredible range, giving Chilliwack* flexible housing options for every Buyer.

The average selling price of a Chilliwack* single family detached house in June 2013 was $366,000 down from the $336,000 in May 2013. This increase as affected by two factors, the smaller base of 137 sales and the large sale of $1,550,000 skewing the average upward.

The median sale price was $349,500 up from the $339,500 of a month earlier.

The list to sale ratio of almost 13.5 % is less than the 15% in May 2013 pushing the market from what had been a Balanced Market into Buyer's territory.

Chilliwack* STRATA HOMES for June 2013



The sale of Chilliwack* Strata Homes, apartments, townhouses improved in June with 78 sales compared to 76 a month earlier. Market strength which measures sales against a 10-year average showed as one of the best in 2013 for Chilliwack* strata homes.

The lowest sale was $60,000 and the highest $501,000.


The average selling price of a Chilliwack* Strata Homes in June 2013 was $216,000 up from the May 2013 $211,000 average sale price.

The median sale price was $211,000 up from $205,000 in May.

The list to sale ratio of 14.3 % was similar to May's 14.4%; a Buyer's sale advantage in townhouses and apartments in the Chilliwack* real estate market remains. Sellers should pay attention to their Realtor® recommendations and ask for market comparison updates on a monthly basis.
