As Cascade Falls so Falls Cascade - Day Trip to Mission BC


A refreshing hike into the forests to Cascade Falls is a great way to spend an afternoon with the kids. Bring a lunch there is a picnic area just off the parking lot, but, please be sure to pack out what you pack in.


A 15-20 minute climb up the trails and stairs takes you to a new suspension bridge and a truly beautiful sight - Cascade Falls. Green pools of water and rock made smooth by a stream of water and time.

For the more adventurous take the road up to a second trail above the waterfalls. The large granite boulders strewn along the river provide wonderful spots to catch some sun rays and contemplate how lucky we are to live in such a special part of the world.

Agassiz Adult Living - Cypress Park, #8 - 7354 Morrow Road


The growth and popularity of age restricted +55 years communities are now a 25 year old phenomena. Newly built units can be purchased in nearby Sardis at prices above $400,000 but a more affordable alternative is the active resale market in Sardis, Chilliwack, Agassiz and Harrison Hot Springs. Many of these resale homes are lightly lived in and in pristine condition. 



Demand for this form of housing, I predict, will only gain momentum. Why? In a word "baby-boomers".  Okay, maybe that is two words. Oh, one floor living is about to make a comeback too.

One of my favourites is Cypress Park which offers compact easy to maintain homes with sensible floor plans.

The Cypress Park complex, built 1990 - 1991, consists of 21 freehold bareland strata single family detached houses that provide 2 to 3 bedrooms and sizes that range from 1330 to 1450 square feet. It does have some RV parking but it is limited and often full. No rentals are allowed, pet restrictions apply and a 55+ age requirement is in place. Strata fees are $75 per month covering a variety of items as lawn cutting.

The Ghost Flower


Indian-Pipe, ghost flower, corpse plant, ice plant - are all names inspired by this perennial's pale appearance and shape. Unable to make chlorophyll its' nutrition must come from other sources. In this case, via fungi to the roots of a nearby tree.  Maybe vampire plant should be added to its' list of titles?

Harrison Hot Springs from the Air


I took to the skies last Friday and captured these images of Harrison Hot Springs, B.C. From above it looks so peaceful and beautiful, nestled between forests and Harrison Lake.  Mount Cheam looking on in the background. The Harrison Hot Springs Resort and Spa are the red brick building on the left. A row of white apartment buildings across from the lagoon close to the centre of the picture has a number of apartments available for purchase. What a view to wake up to. The beach to the left of the lagoon is home to Harrison's only true beach front properties. It is a naturally sandy beach. I represent one of the Heron's Cove units for sale, at this date of writing, listed at $385,000.



In the second picture, you can see some adventure park toys in the water and the Miami River flowing along the base of the mountain. I have a second listing at River Wynd offering a fine river view at $200,000.


Harrison is just an exceptional location located within 2 hours of Vancouver and about an hour from WestJet and the Abbotsford airport. Whether you are in the air or on foot it is a great place. Make it your home.

Chilliwack* Real Estate Sales Review and Analysis May 2015


The Chilliwack* residential real estate market for the "month of May 2015" was the best "May" we have seen since 2007!  That makes it the third month in a row where market expectations have been exceeded. Low interest rates, positive expectations and a good selection of homes all contributed to this result.


In general discussions with Realtors, all have seen price increases but these are not shared universally by each housing type or area. Appropriate pricing remains essential to secure a sale.

First what does Chilliwack* mean and how is this real estate analysis for Chilliwack* arranged.

* The Chilliwack* real estate board area (CADREB) which includes the outlying communities of Agassiz, Harrison Hot Springs, Hope and parts of the Fraser Cascade Regional District.

This report divides Chilliwack* residential properties into two classifications; single family detached and strata.  There is usually a significant difference in market strength between the two classifications and for this reason I like to discuss them separately.






Sales of Single Family Detached Houses



The Chilliwack* real estate board area (CADREB) which includes the outlying communities of Agassiz, Harrison Hot Springs, Hope and parts of the Fraser Cascade Regional District recorded a total of 217 sales of single family houses in May 2015. 

We normally expect Chilliwack* real estate sales in May to be stronger than April and they were by almost 19%. There were 190 Chilliwack* single family detached sales in April and 217 sales in May.

Based on a 10-year average sale information, we should expect about 182 sales in May - so the 217 confirmed sales were well above the "norm" to 119% of the 10 year average.  Strong market conditions with the exception of February 2015 and November 2014 have prevailed for a year now.

Sale prices on average were 98% of the listing prices of those properties sold. 

Inventory remains unchanged with 815 detached homes available for sale on this date of writing.

May's median sale price was $365,500 - still well above the range we observed throughout 2014, which varied from a low of $334,500 to a high of $349,000. The previous month median sale price was $383,000.

    Sales of Strata Homes (apartments, townhouses etc.)




    The Chilliwack* real estate board area (CADREB) which includes the outlying communities of Agassiz, Harrison Hot Springs, Hope and parts of the Fraser Cascade Regional District recorded a total of 103 sales of strata homes (apartments, townhouses) May 2015. Up from the April total of 87 strata sales but this is expected given seasonal factors.

    Based on a 10-year averages for May, we should expect about 91 sales. There were 103 sales of attached houses like apartments, townhouses, duplexes etc. in May or 113% of the 10-year sales average for this same month. 
      
    Sale prices on average were 98% of listing prices of those properties sold. Inventory is pretty stable at 447.
