Is Air Conditioning Necessary in BC? Chilliwack, Agassiz, Harrison Hot Springs


Do you need to have air conditioning in the Chilliwack, Agassiz, Harrison Hot Springs area?

This post will look at the average temperature that you can expect in this the eastern part of the Fraser Valley so that you can make an informed decision about an air conditioning purchase. Comfort, is obviously an individual's decision and yours to make. Budget is equally a concern.




In this article I have made a number of assertions based on my own personal experience, having coped with the local summer heat here nearly all my life, they are: (1) temperatures under 30°C are bearable and easily offset with either fans, a swim in one of our lakes or a movie night out, (2) humidity, while sometimes present does not hit with the same severity as found in this eastern part of North America, thank goodness, and (3) the number of days with temperature above 30°C and the length of heat events should be the guiding factors.

A bit of background, the July 29th 2009 temperature of 38.2°C is the hottest temperature ever recorded in Chilliwack, BC at least since records were started in 1881! Previous peak temperatures experienced were 37.8 C, July 27th 1958 and 38.0 C July 11th 2007. 

On average August is the warmest month of the year in the 2010 -2016 period at 25.6° with July almost as warm at 25.11° C.  Pretty nice, but, consider this as a big change, the average temperature in the years between 1981 to 2010 for July was 18.8° C and August 18.7° C. I am not a meteorologist but that seems like a pretty steep increase in average temperature in July and August for the area.

The number of days with temperatures above 30° C also seem to be increasing, in the June to August time period, as well, with 2015 being a standout providing almost a month (26 days) of above 30° C temperatures.

June to August - days with average temperatures over 30°C
2010 - 6 days
2011 - 0 days
2012 - 3 days
2013 - 4 days
2014 - 13 days
2015 - 26 days
2016 - 10 days (to date August 25, 2016)

In conclusion, I am drawn to two items: (1) that the average temperatures overall in July and August have increased in a substantive way and (2) this area is experiencing more days with temperatures above 30° C. If air conditioning is a viable option I believe it to be a wise comfort choice to consider.  I do not have enough evidence to say whether an air conditioned residence for sale on the residential real estate market would get its' full installed price back, less, or more but believe I do that return would vary dependent on the time of year and that such a home will sell faster.

As a real estate agent the best time for me to sell a house with central air conditioning is in May, June, July and August when the benefits are most apparent - all you need to do is step in doors  away from the heat.

Chilliwack Agassiz Realtor Reviewed - Multiple Offers Seller's Success



Some people are just super to work for and Jim, Christie and Mary fit that description perfectly. Full of humour and common sense, together we were able to move through this sale. They were kind enough to send me the following note of recommendation and I thank them for it.

July 2016 - The Stephen Mullock Report: Chilliwack* Real Estate in Review and Analysis


The Chilliwack* and District Real Estate Board* (CADREB) residential real estate market slowed in July 2016 with a total of 387 residential sales compared to 544 in June. This year a blistering pace of sales has been seen in this small residential market with numerous sale records being set. I should mention that is common for a seasonal slowing of the market to take place after the month June which accounts for part of the decline - but only a part.

Monthly statistics give us some insight on the overall strength and condition of the Chilliwack* real estate market. This report looks at the 3 most prevalent housing choices - single family detached homes, town houses and apartments.


Single Family Detached SFD house sales were down slightly when compared to the month before (204 vs 277). This was the second consecutive month of declining SFD sales numbers. Average prices dropped to $469,000 down from $486,000. This is the only time that average sale prices for single family detached houses in Chilliwack* have dropped in 2016. The average sale price in May was $471,000.

Townhouse sales were down significantly (101 vs 151) compared to the previous month with average prices also down in July $322,000 from $330,000. 

Apartment sales did well in June, but they also retreated in July with 101 sales compared to 151 a month earlier.  Average apartment sale prices jumped up in June to $195,000 and July saw a slight reduction to $192,000.

Residential inventory levels as of August 1, 2016 are down to 937 dwellings.  Compared to this time in 2015 the levels are 71% of what they were. 

August is yet another busy real estate month. 


Final word of advice - working and building a relationship with real estate agents experienced in the "local" area is vital in this competitive real estate environment.

Sellers - it is important to have a destination in mind as the remaining inventory has been hammered by demand in 2016. Granted we are seeing a gradual built up in inventory a month ago it was 66% and now it is 71% of the supply this same time last year.

June 2016 - The Stephen Mullock Report: Chilliwack* Real Estate in Review and Analysis


The Chilliwack* and District Real Estate Board* (CADREB) residential real estate market remained steady and strong in June 2016 with 544 residential sales. More active than May, which had 529 residential sales. This is a blistering pace of sales for a small real estate market.  To put it into context, at the beginning of the month there were only 947 properties available for sale. So, 544 sales on a base of 947 are quite something that has rarely been seen out in this end of the Fraser Valley.  Of course, 604 more property listings were added during the course of the month. Still that remains an amazing rate of absorption.

What does a HOT real estate market like this mean to a Seller?
If you are a seller does it mean that you do not need a Realtor©?

Quite the opposite. If you wish to maximize the earning potential of your residential property. Right now, real estate agents are adding more value than ever before to the selling process by maximizing exposure which attracts competing offers from agents throughout the Fraser Valley. This means only one thing a sweet deal for the seller, many times a sale price in excess of listing with terms and conditions also often negotiated in favour of the seller. An environment brought about through the efforts of experienced agents devoted to providing the best possible service to their sellers.

It is essential to hire a local real estate agent who will put your interests first and so attract the best deal for you. 

Sellers - it is important to have a destination in mind as the remaining inventory has been hammered by demand in 2016 and is only 63% of what it was this time last year. 

Buyers - a market like this means that you should build a tighter relationship with a loyal, hard-working real estate agent. They can be the eyes and ears you need to get a jump on a new listing. Offer them your loyalty, offer to meet them in person and stay in regular telephone or text contact.

Single Family Detached house sales were down slightly when compared to the month before (277 vs 301) average prices crept up to $486,000 from $471,000. 


Townhouse sales were up slightly (151 vs 125) compared to the previous month with average prices up to $330,000 from $317,000. 

Apartment sales had been lagging in February improved by 70% in March and in April by another 17%.  Sales were stable between May (56) and April (54) for apartments. I have been predicting an uptake in apartments and June saw the beginning of this with 67 sales.  Average apartment sale prices jumping up to $195,000 from May's $175,000.

Residential inventory levels as of July 1, 2016 are down to 936 dwellings.  Compared to this time in 2015 the levels are 2/3s of what they were with more buyers in circulation. 

July is already another busy real estate month.
